Estimates are not appraisals

This is the most important thing on this page. Every value figure produced by this site is a statistical estimate derived from public federal data and the details you supply. It is not an appraisal, not a broker price opinion, not a certified valuation, and not a guarantee of what any buyer would pay or any lender would accept.

No lender will accept it. For any decision where money changes hands, obtain a licensed appraisal. The methodology page sets out exactly what the estimate is built from and where it is weak.

Not advice

Nothing here is financial, mortgage, investment, tax, or legal advice. HomePropertyValues is not a licensed real estate broker, mortgage lender, mortgage broker, or appraiser in any jurisdiction, and does not recommend any particular course of action regarding your property or your borrowing.

Accuracy

Data comes from the Federal Housing Finance Agency, the Census Bureau, and the Federal Reserve Bank of St. Louis. Reasonable care is taken to present it correctly, with sources and dates shown. Even so:

• The publishing agencies revise their data, so a figure correct today may be restated later.
• Index data lags by roughly a quarter.
• We hold no property-specific records, so nothing here reflects the actual condition, features, or legal status of any particular property.

The site is provided as is, without warranty of any kind, express or implied, including any warranty of accuracy, completeness, fitness for a particular purpose, or uninterrupted availability. To the fullest extent permitted by law, HomePropertyValues is not liable for any loss arising from use of, or reliance on, anything published here.

Introductions

When you request an introduction we pass your email address and your stated intent to a professional. We are paid for that introduction, which is set out in full on the disclosure page. We do not employ, supervise, or guarantee the work of any professional we introduce, and any agreement you reach with them is between you and them.

Acceptable use

Do not scrape the site aggressively enough to degrade it for other people, and do not resell the data as a feed. If you want the underlying figures in bulk, the FHFA publishes them free at source and we will happily point you there.

Governing law

These terms are governed by the laws of the State of New York, and may change with notice by an updated date above.
